We are looking for a seasoned Architectural Designer with a minimum of 5 years of professional experience who is well-versed in NYC Building Codes and zoning regulations. The ideal candidate will be responsible for leading the design process from zoning analysis through schematic design to construction documentation and permit filing.
Responsibilities:
Conduct zoning and code analyses for potential projects in NYC.
Prepare schematic design drawings in response to client programming and site requirements.
Develop full sets of construction documents for filing with the NYC Department of Buildings (DOB), including site plans.
Prepare and file applications through DOB Now: Build and DOB BIS.
Coordinate and submit applications for New York City Planning Commission (CPC) approvals.
Collaborate with internal teams, consultants, and clients throughout all project phases.
Ensure all designs meet applicable codes including NYC Building Code and IBC; knowledge of NJ filings is a plus.
Utilize AutoCAD and Adobe Acrobat for drawing production and markups.
Qualifications:
Bachelor’s or Master’s degree in Architecture.
Minimum of 5 years of experience performing architectural work, particularly in NYC.
Proficiency in NYC Building Code, Zoning Resolution, and DOB procedures.
Strong command of AutoCAD and Adobe Acrobat.
Familiarity with DOB Now Build and BIS portals.
Experience with CPC filing processes.
Knowledge of IBC and New Jersey codes is highly desirable.
Excellent communication and organizational skills.
Ability to work independently and manage multiple deadlines.

The ideal candidate will bring strong organizational and administrative skills, with a working knowledge of Microsoft Word and Excel. While experience in architectural filing processes is a plus, it is not required—we will train the right person who demonstrates a willingness to learn and a strong work ethic.
Key Responsibilities:
Type and prepare various documents, including contracts
Assist with Tentative and Final Tax Lot submissions
Process House Number Certifications
Help prepare Subdivision of Improved Property Filings
Perform standard administrative duties such as answering phones, greeting visitors, filing, making copies, and general office support
Manage follow-ups with clients and agencies as needed
Ensure accuracy and attention to detail in all documentation and communication
Qualifications:
Proficiency in Microsoft Word and Excel
Strong verbal and written communication skills
Excellent attention to detail and ability to manage multiple tasks
Friendly and professional demeanor
Willingness to learn and take direction
